Susan’s Villa is only a very short walk from the Falls, fun street Clifton Hill, Casino Niagara, Water park and other tourist attractions.

Many things are FREE at the Villa as you will see. Only for the accommodation we have to charge a tiny little bit. Do not worry! Our guests point out time and again that our prices are very moderate, even for Niagara Falls. Some even state that we have the best deal around! For this reason we can proudly say: If you have a lesser priced written offer for private accommodation with the same or *better* quality as ours we just MATCH or BEAT this price!

The Villa is ideally located. In a few minutes you may walk from the Villa to the Falls, Casino Niagara, Niagara’s Fun Street Cleft Hill and other Tourist Attractions.

To the Niagara River you only have 1 short block to go. You can see the river banks from the Villa (sorry, not the water for it has dug in very deep over thousands of years). Down by the river you’ll have a breathtaking view of the Niagara River Gorge with its wildlife. There are many species of birds (even hawks and falcons) fish, flowers and other beautiful plants.

The Villa is an almost new house, air conditioned, with modern, tasteful furnishings and carpeted floors. Bright and open. Just like your hosts! This B&B is health inspected and licensed by the City of Niagara Falls.

There are a lot of green plants and trees (we like green and have a green policy) around the house. We are constantly improving many things in the yard and hope this will soon be like a Garden of Eden. You just have to love it! Nothing else is possible! You will see!

For the young ones: There is a very nice playground only approx. 100 m away. A real elder for your kids!

Susan's Villa is an all year round operated TOP tourist accommodation. We will welcome you with charm and openness which makes you feel right at home. You can relax in the cosy and casual environment of this gorgeous house which hopefully will be your home away from Home for some time. You will forget the everyday pressures and feel good at once. The modern units of Susan's Villa provide privacy and a great deal more than the needed amenities which make even a longer stay comfortable - as you see: Susan's Villa is not just only your everyday sleeping place but much, much more! A room/suite in this  gorgeous house would be just perfect for you and will surpass all your expectations.
 
There are 2 Superior Suites with a queen bed and a pull-out-sofa for 2. A cot/mattress can be put in so that up to 5 may sleep. The other room has a white queen bed (Domino) 6-7 people may sleep. The pine suites large room is the same size; the nd room has a sofa bed for 2 and a twin or cot. This way 7 to 8 people can sleep.
The 2 Excellent Suites have a queen bed in 1 room and in the 2nd room a twin plus pull-out-sofa for 2. Up to 5 people can sleep in each suite.
All suites have 2 rooms and a bath room. A TV is in every room and in every suite a hair dryer, clock radio and a fridge.

For Reunions, Weddings etc.: In all suites together 24 people can sleep.
